Do you build on sloping blocks?

No, our homes are designed specifically for level blocks

Location

Our block of land is not situated on the Gold Coast, do you sell your plans to be built elsewhere?

We will sell a once-off licence to build that specific design on your nominated block, liasing with your nominated local builder, and are in the process of developing a Kit Home package for that purpose.

We have a Queensland Builders Licence only and therefore we do not build outside of Queensland

Our block of land is situated in Northern New South Wales, how far South do you build?

We have a Queensland Builders Licence only and therefore we do not build outside of Queensland

Our block of land is situated on the Sunshine Coast, Queensland, how far North do you build?

We only build in the City of the Gold Coast, from Coolangatta to Beenleigh and to the west of Nerang. Outside of that area, we will sell a once-off licence to build that specific design on your nominated block, liasing with your nominated local builder, and are in the process of developing a Kit Home package for that purpose.

Pricing

There are no prices on your home designs, why is that?

We work with fixed priced contracts, to “Turn-Key” Construction. We have a price range, and the final price will be fixed following agreement of the inclusions and final selections.

We would like to do the landscaping and interior finishes like tiling and carpet laying ourselves, how does that affect the pricing?

We provide a complete design and build service for our clients, to “Turn-Key” Construction. We are happy to consider any issues, but cannot allow any work on site by unlicensed contractors and all insurance issues must be properly addressed.

Are you able to design/build townhouses? 

Yes we can build duplexes and town houses

Do you have a list of Standard Inclusions?

We prefer to provide an all inclusive estimate for the construction of our homes, in consultation with our clients we generally include a full turn key package, ie. Floor coverings, light fittings, flyscreens, telephone points, TV aerial, driveway, paths, basic landscaping, letter box etc.  The main issue for most home owners that we do not include is window coverings, drapes, blinds etc., we consider that a more personalised choice and we leave that up to each new owner.

Is it possible to change the floorplan layout and keep the same outside appearance?

The Edge Range of Homes have been designed for the budget conscious buyer. This does not allow for any structural changes. We will consider changes such as positions of window and door openings, as long as they do not affect load-bearing or structural walls

We can offer different options for external appearance of a particular floor plan, by changing the roof shapes, colours, materials etc

Do you currently have any narrow house designs in your collection of designs?

We have designs to suit small blocks, and narrow blocks.

Is it possible to purchase one of your display homes?

Yes, if we have any available for purchase. Please be aware that we normally contract the land and house separately to minimise the amount of stamp duty you would have to pay on the transaction. Our display homes are usually sold with a 12 – 18 month 6% rental return offered.
